Let us take the hassle and worry away for less than you might think while providing the service you would expect. Our fees are very competitive and we actually do the work ourselves in most cases to save you even more. We are not just a service that calls a plumber or an electrician and makes the tenant take off work to meet them. We will do the work at a rate that is often less than half of a licensed technician and if we can't fix it, we will meet the repairman if the tenant is unavailable.

We are small and want to stay that way so that we can provide a personized service that will make your tenant want to stay and renew for another term. We offer a tailored service to your needs and can assure you prompt and courteous service to your tenants. Check our price list and compare it to others in town. PROPERTY MANAGEMENT FEE SCHEDULE

    0 - 9 Properties: 5% of gross rent
10 - 19 Properties: 4% of gross rent
     20+ Properties: 3% of gross rent

  • Collect rents
  • Make all efforts to collect from delinquent renters
  • Make court appearances on evictions
  • Answer all maintenance calls
  • All normal monthly bills and expenses paid
    by property owner go directly to owner
  • We do not require reserves


EMPTY PROPERTIES

  • Make ready at $25 per hour
  • Show property to prospective tenant
  • Run credit / criminal checks on all applicants
  • Report to credit bureau on any money owed
  • Locator fee: ½ months rent

ADVERTISING

  • Signs in yard
  • Other property managers
  • Website with property information
    • first year maintenance free,
      will review after first year
  • Newspaper advertising is owner’s
    expense, if desired

MAINTENANCE

  • All maintenance hours charged at our normal rate of $25 per hour. Bill at ½ hour intervals
  • Additional man charged at $15 per hour if job requires more than one person starting first hour
  • We will make calls to technicians and meet them.
    • first hour with them is free. Additional time charged at $25 per hour.

  • All materials charged to owner at 20% over receipt
    • receipts can be included with monthly invoice at owners request
    • no time charged for picking up materials
